A coastal retirement in Florida doesn't automatically mean a costly one. FinanceBuzz analyzed Zillow rent and home-value data alongside U.S. Census demographics to identify 12 Florida beach towns where a one-bedroom apartment rents for less than $1,800 a month — a threshold that puts a seaside address within reach for retirees living on Social Security or a modest fixed income.
On the Atlantic side, Daytona Beach leads the list with the lowest median one-bedroom rent at $1,371 a month and an average home value of $241,683 — well below the Florida beach-town norm. Nearby Palm Coast ($1,378/month) and Melbourne on the Space Coast ($1,428/month) also rank among the most affordable, with Melbourne adding a walkable historic downtown and views of rocket launches over the Indian River Lagoon. Port Orange, just south of Daytona, checks in at $1,580 a month with a notably high share of retirement-income households.
The Gulf Coast offers its own set of bargains. Port Charlotte, with a median resident age of 52.6 and average home values of $262,810, is among the most retirement-oriented communities on the list, while Largo — sandwiched between Clearwater and St. Petersburg — has more than 30% of residents aged 65 or older and one-bedroom rent under $1,600 a month. Cape Coral's 400-plus miles of canals give boaters direct Gulf access with one-bedroom rent under $1,750 a month, and Fort Myers pairs riverfront dining and proximity to Sanibel with a median one-bedroom rent of $1,629.
South Florida makes a surprising appearance, too. Deerfield Beach in north Broward County holds average home values among the lowest in South Florida at $264,479, while Hollywood's 2.5-mile Broadwalk promenade makes it one of the most walkable options on the entire list — and a one-bedroom there still comes in under $1,700 a month.
